Design Specs

Footings – we prefer screw type or mega anchor steel piers which have less impact requiring minimal excavation and no removal of soil. Piers follow the contours of the site allowing for accurate levelling of the floor, excellent drainage & ventilation of sub floor area whilst increasing design freedom. Concrete slabs are also used when required

Floor – steel bearers & joists pre-cut to size reducing waste and/or engineered timber bearers & joists.  Choice of floor coverings including sustainable timbers and/or eco carpet plus ceramic tiles to wet areas.

Walls (external) – Structural Insulated Panels (SIPS) and/or termite resistant plantation grown framing timber.  SIPS are a product that can reduce construction time by up to 50% and possess above average thermal properties, high acoustic value and low toxicity. Internal walls are usually termite treated framing pine.

Roof – SIPS and/or traditional timber truss system. Single spans of SIPS roof panels are able to cantilever considerable distances without additional structural members which allows for significant design freedom. Large range of colorbond colours for exterior roof sheeting, gutters & barge cappings.

Exterior cladding – choice of materials & finishes including composite materials, eco friendly timber cladding and rendered and/or low VOC painted fibre cement finishes.

Ceilings – Our SIPS roof system requires no structural framing. SIPS panel ceilings come with a corrugated or flat colorbond ceiling (without plaster) finish. Alternately we can design traditional structural roof systems, plasterboard ceilings and/or or lined with timber.

Windows – E type glass provides a strong barrier against the transfer / loss of heat & cold climates through window openings. Powder coated aluminium windows and doors as standard. Custom timber doors & windows also available including double glazing and/or or evacuated glass technology. All external doors have weather seals installed in order to complete the green building envelope. Stackable sliding doors are great for rooms opening to verandahs and/or external living areas.

Facade Awning –  our contemporary modular designs are designed with an awning to the full width of the building. This solar passive designed”angled” slatted awning allows the winter sun to peek through into rooms when needed, whilst blocking the harshest summer sun, (when shade is most often required). Additional awnings can be purchased for all other windows.

Kitchens – Stone customized bench tops, eco friendly laminated doors & bench tops, melamine shelving as standard. Low VOC paints, adhesives, sealants & low formaldehyde materials, inspired choice of colours & finishes.

Bathrooms – modern inspired choice of colours, textures & finishes. Ceramic tiles to walls & floor, full height tiles to shower walls. Quality fixtures & fittings rated to minimum and/or above minimum standards.

Decking – exterior decking boards are reconstituted composite materials boards or sustainably grown and harvested timber in a stained finish.

Photovoltaic (solar power) & Battery Storage systems – please enquire regarding the latest technology. All our homes can be customised to discreetly hide equipment whilst maintaining operational efficiency.

Hot Water Service – solar & gas models to suit all situations

Lighting – power saving Light Emitting Diodes (LED’s).

Ceiling Fans – ceiling fans recommended to all bedrooms & living areas.

Paint – all paints used are high quality brands of low VOC.  Low VOC (short for Volatile Organic Compounds) have lower unhealthy compounds than traditional paints.
