Design Specs

Footings – steel piers have less impact requiring minimal excavation and costly removal of soil. Piers follow the contours of the site allowing for accurate levelling of the floor, excellent drainage & ventilation of sub floor area whilst increasing design freedom.

Floor – engineered timber bearers & joists supporting structural insulated panels. Structural Insulated Panels provide fast speed of construction, strength and good insulation to the floor, (which is an area often overlooked). Choice of floor coverings including sustainable timber and/or eco carpet plus ceramic tiles to wet areas.

Walls (external) – 120mm structural insulated panels are a product that fuses polyisocyanurate (PIR) and two facades of oriented strand board (OSB3) to provide cyclone and earthquake proof strength, speed of construction. (PIR) possesses above average thermal properties & allows for great variety in choice of internal and external cladding. Our panels possess strong fire resistance, high acoustic value, moisture resistance, termite resistantance & have a low toxicity. Because Structural Insulated Panels have fewer gaps and the studs do not interrupt the insulation, they have proven to be a far superior product than traditional timber framed walls, whilst also acting as a better barrier to external noise. The structural insulated panels used to construct the walls of our homes possess far superior strength & insulation than traditional timber framed stud walls.

Roof – 120mm thick insulated composite colorbond roofing panels allow for completion of a full “green building envelope” to the home or building. Single spans of roof panels are able to cantilever considerable distances which allows for significant design freedom. Large range of colorbond colours for exterior roof, gutters & barge cappings.

Exterior cladding – choice of materials & finishes including colorbond steel, eco friendly timber cladding and rendered fibre cement / low VOC painted finishes.

Ceilings – Our system incorporates a 13mm plasterboard ceiling with no need for structural framing. Ceilings painted with low VOC finishes. Ceiling can be left as corrugated or flat colorbond (without plaster), or lined with timber, if required.

Walls (internal) – 90mm (PIR) structural insulated panels to internal walls providing ease of construction, greater insulation & acoustic qualities (for privacy). 10mm plasterboard applied to wall panels and finished with low VOC painted finishes to internal walls.

Windows – E type glass provides a strong barrier against the transfer / loss of heat & cold climates through window openings. Powder coated aluminium windows and doors as standard. All external doors have weather seals installed in order to complete the green building envelope. Stackable sliding doors are great for rooms opening to verandahs.

Facade Awning – all our designs come with a sustainably grown & harvested timber awning to the full width of the building, (as standard on all designs). This solar passive designed timber awning allows the winter sun to peek through into rooms when needed, whilst blocking the harshest summer sun, when shade is required. Additional awnings can be purchased for all other windows.

Kitchens – eco friendly laminated doors & bench tops, melamine shelving as standard. Low VOC paints, adhesives, sealants & low formaldehyde materials, inspired choice of colours & finishes.

Bathrooms – modern inspired choice of colours, textures & finishes. Ceramic tiles to walls & floor,full height tiles to shower walls. Quality tapware rated to Wels minimum standard ? Vanities & mirrors as standard.

Decking – reconstituted or sustainably grown and harvested timber in stained finish.

Hot Water Service – solar & gas

Lighting – power savings Light Emitting Diodes (LED’s). Generous allowance of attractive & functional LED downlights to all rooms.

Ceiling Fans – ceiling fans to all bedrooms & living areas.
